Building a Home Around an Active Lifestyle

This custom home was designed for a family that wanted more than a traditional acreage build.

The home needed to feel elegant and comfortable, but it also had to support a highly active lifestyle. That meant planning for spaces that usually exist outside the home and bringing them into the structure in a way that felt intentional.

The result is a home that combines everyday living, recreation, fitness, and natural views in one cohesive plan.

Rather than treating fitness areas as secondary spaces, they were planned as part of the overall layout. The workout room includes rubber flooring and mirrored walls, while the sport court gives the family room for active use year-round.

The home also includes an indoor golf simulator and sauna, adding more ways to use the space without leaving the property.

Water Management Below the Surface

One of the biggest challenges on this project came from the site itself.

The property had a high water table, and during construction the basement required extensive pumping to keep it dry. It was a real site condition that had to be managed carefully before the home could move forward.

To protect the home long term, a sump pump and backup system were installed to help manage future water concerns.

This is the kind of work that does not always show in finished photos, but it matters for the life of the home.

Outdoor Living That Continues to Evolve

The screened porch adds another layer of usable space, creating a comfortable connection between the home and the outdoors.

The homeowners have continued to invest in the property as their needs evolve. Caritas is currently working on a deck extension, with a possible future pool house also being considered.

That continued relationship says a lot about how the home is being used and how the property is still developing over time.

The fitness spaces get a lot of attention, and they should. But the site work mattered just as much. With the high water table, we had to stay ahead of water from the beginning and make sure the basement was protected long term.
